General.
Effective May 2022
You will need to join the Sea Cliff Shores group - there is no cost. The rent box will send you an invite. If I am online I will usually send you the invite right away - if not please im DavidJames Irwin for an invite - we check in every few hours depending on time zone. Having teh renter gropup active will enable you to rez objects and so forth on the property, including in your house.
I am happy to come help fix things, deed/undeed objects etc. You are not bothering me by asking me to do this - it is my intention to help you enjoy your experience here - so just ask. I will never come into your home uninvited - if you want me to do something in your home when you are not there, you will need to tell me explicitly whether or not it is ok to come inside.
Rent on our homes is in L per week. If you fall into arrears and we have not communicated, you run the risk of having the house rented from under you. We discount via a refund for larger rent payments. The refund schedule can change so review the current discount schedule.
I love when people stay on; the rental box will take up to 12 weeks rent, but please know there is no limit on how long you can stay. You can renew indefinitely (well as long as rules are followed etc.)
1. Environment.
At Sea Cliff we try to retain a pleasant environment in which you live and will ask you as a Tenant to help keep the “look” of Sea Cliff. You are free to place any furniture and objects you wish inside the house. Up to your prim limits of course. And you free to rezz stuff outside the house with the exception of no objects on the roof of the house and please keep all exterior objects within reasonable sizes and and maintain the look of Sea Cliff. Also feel free to rezz stuff on community property but please do not leave them for more than a day or two. If in doubt contact us. Most of Sea Cliff is boat friendly but please restrict boats to operational boats. Larger liveaboards take up a lot of prims and occupy a lot of space. As always if in doubt contact us
2. Commercial Activity.
Sea Cliff is a residential area. Commercial activities such as stores, clubs, advertising etc are not allowed. One off yard sales and the like maybe conducted with prior agreement and if the neighbors are ok with it and you don’t turn the community land into a junkyard :-)
3. Prims.
You are entitled a number of prims with your rental. The house and landscaping are not counted towards your prim limit, unless otherwise specified for the house you rent. If you need more prims we usually have some extra and can be rented at 2L per week per prim first come first served. You can check your prim usage by touching the rent box. The rent boxes do not count your prims rezzed on community property. So please add those to your prim count. We will :-)
4. Arrears.
Generally each house has a 1-3 day rent in arrears grace period. The house is locked out for other renters during this period to allow you to catch up. Once the grace period is over the house is returned to the rental pool and could be rented by someone else. If this policy is continually abused the grace period will be turned off and the house would be made available to other renters as soon as the rent runs out.
5. Modifications.
All houses are locked and already have significant changes made to them to be as livable and as attractive as possible. However style is individual and we are willing to make minor adjustments to suit your taste. So depending on the house design we can change floor and wall textures and even open up walls. create walls etc. All we ask is if the changes are significant for you to commit to a longer rent minimum stay. Many of our newer houses are all or part mesh and in general cannot be modifed.
6. Security and Privacy.
Most of our houses have locking doors and tinting windows and often have blinds or shades. And all have a security “orb.” The standard orb we use is linked to the rent box and you are setup to control it when you rent. Please do not install your own device. Ejecting the Landlord is not a good idea and many are not group land friendly or require special setup. Contact us if you really need to use your own.
7. Community Living and Harassment.
Sea Cliff has been designed to provide the maximum distance and privacy between neighbors as possible and still be reasonably priced. Meet your neighbors, make new friends. Enjoy. But be respectful of your neighbors privacy. Any form of harassment will not be tolerated. If you find yourself subject to unwanted behaviour by a neighbor please do file an AR with LL and let us know. Habitual harassers will be evicted without refund. 8. Partners.
Partners and friends can be added to the tenant group so they can rez objects. Partners and frinds can make rent payments and be treated as a Tenant in partnership. The rent box we use allows you to add (or remove) a partner from the rent box. Click to review the rent box.
9. Refunds.
Normally all terms are final and rent balances are not subject to refund. If you do need to terminate the lease early I will refund an amount equal to the period covered by the next tenant minus any other rebates you may have already received for the remaining lease amount. I will not refund Tenants who are evicted for violation of Sea Cliff rules will not be eligible for refunds.
10. Transfers and Credits.
If you would like to move to another house in the Sea Cliff community, any balance on your old house will be refunded once you rent the new house or can be transferred to the new house.
11. Referrals and Rebates
Sea Cliff love to have long term renters. Some have been with us for over 6 months and in some cases years. If you refer a new tenant to us you and the new tenant are eligible for a weekly rebate. A new Tenant is someone who has never rented from Sea Cliff before. The new tenant has to tell us on the first day of rental that you referred them The rebate is 25L per week for a house 1000L rent and under and 50L for over 1000L. The rebate is payable as long as you both are tenants in good standing. We are reviewing the loyalty awards for 2016. IM me for more information.
12. Music and Video.
You can set the music and media url for your plot. Also most radio and tv will work for you with some adjustment. They will need to be deeded to the tenant group as this land is group owned. Rez the radio or tv where you want it. Right click it and edit. Check the share with group box under the general tab. Then click the deed button and click ok. The radio or tv should wortk fine. Some TV and Home Theatre systems have remote controls which complicate matters. Check with the manufacturer. But nearly all will work fine. Before shelling out big bucks on a system check with the manufacturer that it will work on group owned land.
13. Protected Ocean.
Sea Cliff's strategy is to provide luxury accommodation as close to open and protected ocean as possible. Protected means open accessible ocean sims that will not be built on. There are no guarantees that LL won't open them. But enjoy the the unrestricted views.
